Land tax assessment notices for the 2026 land tax year have started being issued by the State Revenue Office of Victoria.
Land Tax for the 2026 land tax year is assessed based on the total taxable value (site value/unimproved value) of Victorian land owned by landholders as at 31 December 2025.
Vacant Residential Land Tax, introduced last land tax year, will be calculated on the total taxable value (Capital Improved Value) of relevant residential land held as at 31 December 2025. Further, unimproved or undeveloped land may be exposed to the Vacant Residential Land Tax under new provisions effective from 1 January 2026.
Land Tax and Vacant Residential Land Tax are assessed separately. If you are liable for both, you will receive distinct assessment notices for each.
Ensure the accuracy of your land tax assessment notices by referring to our downloadable how-to guide for decoding your assessment notice. This is particularly important as the State Revenue of Victoria has made it clear that its compliance focus areas include Land Tax and Vacant Residential Land Tax.
